Nova Scotia Housing Market: August 2026 at a Glance

The August numbers show a market that is more balanced than the strong seller-driven market we’ve experienced in recent years. Across Nova Scotia, 997 homes sold in August, down 7% from August 2025, while new listings increased 3%, with 1,571 properties coming onto the market.

The most notable point is that the average sale price remained virtually unchanged year over year at $467,585. This suggests that, province-wide, prices have been relatively stable even as sales activity has softened.

For buyers, the increase in new listings is encouraging. More choice and slightly less competition can create opportunities, particularly for buyers who are prepared and know what they are looking for.

For sellers, the market is still active, but pricing and presentation are increasingly important. With sales down and inventory coming onto the market, buyers have more options and may take a closer look at value.

And importantly, the 2% decrease shown for Halifax-Dartmouth does not necessarily mean that every home has decreased 2% in value. Average prices can be influenced by the types and locations of homes that sold during the month. Looking at comparable properties and current local activity is much more meaningful when determining the value of a specific home.

The latest numbers from NSAR show a housing market that continues to shift toward greater balance. Home sales across Nova Scotia were down 7% compared with August 2025, while new listings increased 3%. At the same time, the provincial average sale price remained virtually unchanged at $467,585.

What I find particularly interesting is how differently the regions are performing. While Halifax-Dartmouth saw a 2% year-over-year decrease in average price, other areas experienced significant increases, including 14% in the Highland Region and 15% in Cape Breton.

The takeaway? Real estate is local. Provincial statistics provide valuable insight into the overall market, but neighbourhood, property type, condition and location can all have a significant impact on what a particular home is worth.

For buyers, increased choice can mean more opportunity. For sellers, thoughtful pricing and strong presentation are more important than ever.

If you’re wondering what these numbers mean for your particular neighbourhood or your home’s value, I’m always happy to have a conversation.
